Here’s what I’d do now if I wanted to sell my home this year.
Now is the time when many people start to think about their goals for the new year and if selling your home is on your list, keep reading.
The first thing you’ll want to consider is where you’ll go next and how you’ll work out the timing of it all. If you need to sell your home in order to buy a new home, there are a lot of factors to consider. Here is one thing that works for many of my clients especially in a “hot market” when homes are going fast:
While you search for homes, work on getting your home as ready to list as possible. There are many things you should do and some that you may think are important that are not. Focus on the items that will get you the best bang for your buck.
Consider writing an offer WITHOUT a home sale contingency if that is financially feasible for you and then plan to list the home for sale as soon as your offer is accepted. Structuring the offer with strong terms is crucial here, as you will need a longer closing time frame (45-60 days).
As soon as you’re under contract, list your home. If we price it right (aka, don’t overprice it) and present it properly (I’ll handle that!) we should expect an offer within the first two weeks.
Then you can have the closing dates the same or close together with a free rent back from your buyers.
